Terms and conditions

1. Booking & Payment Policy

To confirm a reservation, the following payments apply:

Bookings made more than 30 days prior to arrival: 30% deposit of the total rental amount.
Bookings made between 14 and 30 days prior to arrival: 60% of the total rental amount.
Bookings made less than 14 days prior to arrival: 100% payment of the total rental amount.

The remaining balance, when applicable, must be paid no later than 30 days before arrival.

Failure to make payments by the required deadlines may result in cancellation of the reservation.

2. Cancellation Policy

Guest cancellations:

More than 60 days before arrival: full refund of all payments received.
Between 30 and 60 days before arrival: 30% cancellation fee of the total booking value.
Between 14 and 30 days before arrival: 60% cancellation fee of the total booking value.
Less than 14 days before arrival or no-show: 100% cancellation fee.

We strongly recommend that guests obtain comprehensive travel and personal liability insurance.

3. Security Deposit

A refundable security deposit of €1,000 is required before check-in.

The deposit will be refunded within 7 days after departure, subject to inspection of the property and confirmation that no damage, excessive cleaning, missing items, or violations of these Terms & Conditions have occurred.

4. Check-In & Check-Out

Check-in: from 15:00
Check-out: until 12:00

Early check-in and late check-out may be available upon request and subject to availability.

5. Occupancy

Maximum occupancy:

Main Villa

Up to 8 adults and 2 children
4 bedrooms

Main Villa + Guest House

Up to 10 guests and 2 children
5 bedrooms

Only registered guests included in the reservation are permitted to stay overnight

6. House Rule

Guests agree to treat the property with care and respect.

The following are not permitted without prior written approval:

Events
Commercial activities
Professional productions
External visitors exceeding the agreed occupancy

Weddings are not permitted at Vista Lodge.

Private parties, photoshoots, and special events may be considered upon request and subject to prior approval.

Smoking is strictly prohibited inside all indoor areas of the property. Smoking is permitted only in designated outdoor areas

7. Pet

Pets are welcome under the following conditions:

Dogs up to 8 kg are accepted with an additional fee of €50 per stay.

Dogs over 8 kg may be accepted upon request and prior approval.

Guests are fully responsible for any damage caused by pets

8. Concierge & Additional Service

A dedicated villa butler is included during your stay and is available to assist with villa-related requests and guest comfort.

Additional concierge services may be arranged upon request, including:

Private chefs
Yacht charters
Wellness treatments
Excursions
Transportation
Bespoke experiences

Additional charges may apply.

9. Liabilit

Guests are responsible for any damage caused to the property, furnishings, equipment, or surrounding areas during their stay.

Vista Lodge shall not be liable for:

Personal injury
Loss of personal belongings
Travel disruptions beyond our control
Service interruptions caused by utility providers or public authorities

Guests are encouraged to obtain appropriate travel and personal insurance coverage.

10. Force Majeur

In the event that Vista Lodge is unable to provide accommodation due to extraordinary circumstances beyond our control, including but not limited to natural disasters, wildfires, flooding, severe weather events, governmental restrictions, or other force majeure events affecting Athens or the property itself, all payments received will be refunded in full.

Force majeure circumstances affecting the guest, including personal illness, travel restrictions, transportation issues, visa problems, airline cancellations, or other personal circumstances, shall not entitle the guest to a refund outside the standard cancellation policy

11. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Greece.

Any disputes arising from a reservation or stay at Vista Lodge shall be subject to the exclusive jurisdiction of the competent courts of Athens, Greece.
